State Comparisons (Home Value) Part II
Why do people keep moving to Arizona? Specifically, Prescott and the surrounding Valley? A quick comparison of homes in Prescott at Talking Rock, to similar homes in San Diego and Seattle, and the reasons become clear!
Let’s compare what a home worth $750,000 buys you in Talking Rock versus San Diego and Seattle. There are definitely other pros and cons to the very different lifestyles in all three cities, but we did a little searching via realtor.com and here are the results:
San Diego
Example: A $745,000 single family home built in 1962 with 4 bedrooms, 2.5 baths, 1,824 square feet on a 7,300 square foot lot.
Pro: Attractive drought tolerant landscaping throughout with various mature citrus trees. Abundance of sunlight throughout is offered by the many windows & southern exposure.
Cons: An older home with ongoing maintenance required. Small rooms, no open spaces, small lot, no or limited warranties.
Seattle
Example: A $749,000 single family home built in 2014 with 2 bedrooms, 1.5 baths, 1,000 square feet on a 1,307 square foot lot. Open floor plan with bamboo floors, gas fireplace and powder room.
Pro:
Updated kitchen with quartz counter, tile backsplash, six burner gas range and stainless appliances.
Cons: A tiny home that was updated to the standards of 2014 – styles/options and technology have changed dramatically in the five years since built. Very small neighborhood lot.
Talking Rock
Example: A $730,500 single family home, NEW, with 3 bedrooms, 3.5 baths, 2,879 square feet, on a custom multi-acre lot.
Pros:
The home site sits on a private cul-de-sac surrounded by juniper trees and some pinon pines. With a gentle slope towards a flat building area, the site is convenient to the community entrance and many of the trails that weave throughout the master planned community. Larger home, large lot, private gated community, larger rooms, indoor outdoor space, open floor plan.
Glancing at this quick overview, a new Talking Rock home offers more square footage plus the advantage of new home warranties, community amenities and choice of location versus a similarly priced home in San Diego or Seattle. Looks like it is time to pack your bags for Prescott!
